The second layer also adds weight the framing never asked for, and a nailer driving through two layers of shingle never seats the fastener properly into the deck. If the old roof stays on, nobody sees the OSB, and the OSB is where the trouble is.

Stop the water
Active roof leak repair comes first. Water running through a light fitting or a sagging ceiling, a limb through the deck, a section of shingles gone after a storm. We ask for the address, where the water is showing and whether anyone can get into the attic safely. Then a crew goes out with tarps, 1x3 battens and sealant to batten down or patch. If the roof is too wet or the wind too strong to stand on safely, we say so and come at first light. A crew member falling off a roof helps nobody.
Photograph and protect
Missing shingles, lifted flashing, a dented ridge after hail, but a dry ceiling. These are booked for the next workable day. We cover any exposed deck, photograph the damage for your insurer and note anything that will turn into a leak at the next rain.

The brown ring that grows a little every storm. These get a normal inspection slot. Most turn out to be a pipe boot that has split in the sun, a nail backed out through the shingle above it, or step flashing that was never replaced on the last re-roof.
Temporary work is billed as call-out plus materials. The permanent repair gets its own written estimate.

Why can't you give me a price on the phone?
Because the number depends on what is under the shingles, and we have not seen it yet. We can explain the basis on the phone: roof replacement in Austin is priced per roofing square of 100 sq ft, plus each sheet of decking replaced, plus flashing, vents and haul-off. The written figure comes after the roof walk.
How long does a typical shingle replacement take?
Most single-storey houses are torn off and dried in on the first day, then finished in one or two more depending on pitch, cut-up valleys and how much decking comes out. We do not leave a deck open overnight. If weather turns, the crew dries in what is torn off before it leaves.
Who is this not a good fit for?
