What a re-roof covers
Most bad roofs fail under the shingles, not on top of them.
We pull every sheet of soft decking we find. You see the count on the invoice, not a surprise.
A roof replacement in Austin should mean the old roof comes off to bare OSB, someone walks the deck sheet by sheet, and anything that flexes under a boot or shows black water staining gets cut out and replaced with new 7/16-inch sheathing. That count goes on the estimate as a per-sheet line before the job starts, so the number only moves if the deck is worse than we could see, and then you get photos.
These are the failures we find most when we open up a roof another crew did:
- Soft OSB left in place
Shingles nailed into decking that has already delaminated. Nails lose hold and the next storm lifts tabs.
- Step flashing reused
Step flashing gets replaced. Reusing it saves forty minutes and costs you a ceiling.
- Exhaust with no intake
A ridge vent over blocked soffits does nothing. We check intake against exhaust before ventilation is quoted.
- Overlay on an old roof
No overlays. Two layers of shingles trap heat and hide a rotten deck.
- Missing drip edge
Water wicks back under the first course and rots the fascia. New drip edge goes on every eave and rake.
Hail bruises don't always show from the ground. We walk the roof and photograph each one.

If you want the cheapest number in town and an overlay will do, we are not your roofer. If you want to know what is under your shingles, keep reading.
Can you quote my roof from photos or a drone?
Not for a full replacement. Photos show granule loss and missing tabs. They do not show a deck that flexes under a boot or rot around a pipe. We will look at your photos to decide how urgent a visit is, then we come out and walk it.
Will my insurance pay for the new roof?
That is your insurer's decision, and nobody honest can promise it. What we supply is a written inspection report with hit-by-hit photographs, separating hail and wind damage from ordinary wear, so your adjuster has something specific to look at.
Why won't you lay new shingles over the old ones?
Because the second layer cooks in Texas sun, shortens shingle life, adds weight to the framing and hides whatever is wrong with the deck. Some manufacturers also restrict warranty coverage on overlays. Every roof we replace gets torn off.
It's raining and water is coming through the ceiling. What now?
Call 512-4586-800. We tarp or patch to stop the water, photograph the damage, and come back with a written permanent scope once it is dry. Nobody signs a replacement contract on a wet night with us.
